Acquisitions

The buy-side thesis: acquire undervalued, owner-operated SMBs and improve them with the same engine that powers the sell-side. Two live tracks — a fully-screened laundromat deal and a gas-station/C-store track — both SBA-financed, both diligence-gated. Every figure is OSINT-verified; unverified items are flagged.

Roswell Coin Laundry LLC (GA SOS)

Laundromat acquisition — in & around Alpharetta

Active · diligence-gated

Scanned every coin laundry for sale across BizBuySell, BizQuest, BusinessBroker.net, BusinessesForSale & LoopNet. Zero are listed inside Alpharetta or Forsyth (too affluent/owner-occupied) — the real opportunity sits in a 10–40 min ring. Two listings are genuinely SBA-financeable; the strongest operating store is explicitly not SBA-eligible.

Verified diligence flags (L2/L3 OSINT). (1) GA SOS shows the Roswell store's named entities — Roswell Coin Laundry LLC (Ctrl# 11017136) & Inc. — are both DISSOLVED (LLC formed 3/3/2011, dissolved 7/28/2011, no annual registration); owner Christopher Petit. Confirm the seller's current entity + a Certificate of Existence before any LOI. (2) Seller SDE margins run ~1.5× the 35–38% industry norm — coin laundries are cash businesses, so reported cash flow must be reconciled to tax returns + bank deposits. (3) Comparable on Buford Hwy: Amigo Coin sold (S&A Khan LLC → "Tamar Investment LLC"), now 2.7★ with management complaints.

Lane status (from the priority engine). The acquisition lane is currently parked/gated: resume active diligence only after a primary greenfield horse (AutoVox / Nori & Oak) or the job search produces cash, since both deals are capital/SBA-gated with 3–6 month closes. The laundromat is the highest real near-term cash if closed — but only after the numbers are verified on tax returns.
